1. The lead guest must be 21 years or older.
2. Parties of any kind are not permitted under any circumstance and if found, all guests will be asked to leave the property immediately with no right to refund. This will incur an Additional Charge of £1000.00.
3. Quiet hours are after 22:00 to 09:00.
4. Smoking inside is forbidden. Where there is any evidence of guests smoking within the accommodation, (including cigarettes, e- cigarettes, cigars and any other substances) we reserve the right to charge for specialist cleaning, as an Additional Charge. This is subject to a minimum charge of £200 but we reserve the right to charge additional amounts.
5. Illegal substances will lead to immediate eviction without any refund of the remaining stay. A standard charge of £500 will be charged where we find evidence within the accommodation to cover responsible removal and additional cleaning costs, but we reserve the right to charge additional amount should there be reasonable requirement to do so.
6. No illegal activities. This will lead to immediate eviction from the premises without any refund on the remaining stay and automatically forfeiting the total damage deposit. Additionally, a charge of £1000.00 for security call out will apply if we or a contractor attends to evict.
7. Cash payments are not accepted.
8. All special requests are subject to availability and additional charges may apply.
9. This property is located in a residential area and guests are asked to refrain from any excessive noise.
10. Regrettably, no pets of any kind are permitted in the Property. However, we may allow assistance dogs and guests must request permission for this. Any guest bringing pets will be asked to leave the property with no right to a refund. There is a £250 to £500 fine payable, which includes an extensive specialist clean for potential allergy sufferers staying after you.

If you require Early Check In, then this must be agreed in advance. We will aim to accommodate your request and an additional charge of £20.00 per hour (before 16:00, earliest 14:00) may be incurred.

Late Check Out must be agreed in advance and may incur and additional charge of £20.00 per hour (until 12:00).

There is free parking in allocated spaces for 2 cars, with the 3rd space on a first come nature. N.B. the maximum vehicle height is 2.21m to go under the archway.

We provide free WiFi with high speed Internet. The router is located in the lounge near the window. The network name and password is displayed in the lounge and can also be found on the router.

The main boiler can be found in the utility room. Hot water is automatic. To adjust the heating, there is a thermostat located in the hallway. Please turn the heating down to a minimum on check out.

Please put the bins out at the front of the property on TUESDAY NIGHT for collection on Wednesday and return the bins to the rear garden.

Please put all rubbish in the bins provided. If the bins in the kitchen are filled, then please empty these into the BLACK refuse bin outside. Spare bin liners are located under the sink.  Please place all rubbish in the bins at check out.

We are able to recycle certain materials and the following can be put into the BROWN bin. Glass is ONLY to be out into the black box.

RECYCLABLE: cardboard, newspapers, magazines, food and drink cartons, household plastics (drinks bottles, shampoo bottles, cleaning bottles, make-up cleanser bottles and washing up liquid bottles), food and drink cans/tins, yoghurt pots, aerosol cans.
